About PropMetrics

Last updated: 1 September 2026

PropMetrics turns a property address into a report you can hand your client. Enter the location, asking price, area and type, and you get back what the property costs per square foot against what that locality actually trades at, a risk breakdown, ten-year projections, nearby amenities and the infrastructure coming to the area — as a five-page PDF you can send on WhatsApp before you've left the site.

Built for agents, not portals. We have no listings, take no commission, and have no relationship with any seller or builder. We earn nothing from whether a deal closes. That is precisely what makes the report worth handing over.

Why an agent would use this

You already know your area. You know when a price is fair. The problem is proving it in the twenty minutes you have with a client who has spent the week on listing sites.

Without something to show, the conversation goes: "This is a good rate for the area, trust me." Your client nods, goes home, checks three portals, and comes back with doubts you have to answer from memory. The decision stalls for a week.

With a report, it goes: "Here's the analysis. It's 26% below what Jayanagar actually trades at, flood risk is low, and the Pink Line station is eight minutes away." Your client has a document they can read, share with family, and act on.

Same expertise. Different conversation.

What is actually in the report

  • Price against the local market. Not the city average — the locality. Jayanagar trades at roughly ₹13,000 per square foot; Bellahalli at ₹6,250. Comparing both against a single Bengaluru figure would call one badly overpriced and the other a steal, and both would be wrong.
  • Return, yield and risk, each scored and explained. Your client sees where the number came from, not just the number.
  • Risk broken into parts. Flood, crime, infrastructure and legal risk separately — the things clients worry about but don't know how to ask.
  • Infrastructure in the pipeline. Metro lines, expressways and rail projects near the property, each naming the authority so anyone can verify. Compiled by hand from published announcements, not generated.
  • Ten-year projections — labelled as scenarios, not forecasts, because that is what they are.
  • Negotiation talking points specific to that property, so you walk in with questions ready.
  • A verification checklist covering title, encumbrance, khata and RERA, with the right state portal linked.
  • Six Indian languages. A Kannada-speaking buyer reads it in Kannada. So does the uncle who has to approve the purchase.

What it costs

From ₹999 per month. Three tiers — the only difference is how many reports you get. No contract. Cancel whenever you like.

Starter gives you 60 credits a month and Pro 120. Each analysis or comparison costs two credits, so that's 30 or 60 full reports. Enterprise is 400 credits shared across five user accounts — for agencies where a team is making the calls.

Run out mid-month and top-ups are ₹25 per credit, minimum five. Top-up credits never expire, and your monthly allowance is always used first.

One closed deal covers a year of this several times over. Cancel any time from your profile — no notice period, no contract.

How it differs from 99acres, MagicBricks and Housing.com

Those are listing portals. They earn from advertising and lead generation, which means the more transactions happen, the more they earn. That does not make them dishonest — it does mean the numbers you see there are shaped by someone's interest in a sale.

PropMetrics has no listings and no stake in the outcome. It answers one question: given what this property costs and where it is, do the numbers make sense? Your client can check whether we have a reason to flatter a property, and find that we don't.

Being straight about the limits

You will find these out anyway, so better you hear them from us.

  • We don't predict the future. Projections compound a growth rate. Every report labels them as scenarios and says plainly that Indian property markets move in cycles.
  • Locality pricing is Bengaluru-first. Sixty-six Bengaluru localities are priced individually. Other cities use city-level figures, and the report tells your client which was used rather than hiding it.
  • We have never seen the property. Condition, title, the approach road, the neighbours, whether the borewell runs dry in April — none of that is in the model. The report says so and points to what needs checking.
  • It is not investment advice. The verdict — BUY, HOLD or NOT NOW — summarises what the computed scores indicate together. It is not a recommendation, and the report says so on every page.
  • We launched in 2026. No agent testimonials yet, because we would rather show you the actual product than invent quotes.

How the estimates are produced

Pricing comes from market listings and published data, reviewed by hand rather than scraped and trusted. Growth rates draw on published sources including the RBI Housing Price Index. Amenity data comes from Geoapify and Mappls. Infrastructure projects are compiled manually from BMRCL, NHAI, state PWD and municipal announcements — every entry names the authority so it can be checked.

The scoring itself is arithmetic, not a language model guessing. Given the same property twice, you get the same answer twice, and we can explain exactly how each number was reached. AI writes the narrative summary that explains those numbers in plain language — it doesn't produce them.

Estimates are calibrated for directional accuracy. They will reliably flag obvious over- and under-pricing and point toward the better of two options. Exact figures should be read as ranges.

Built for how Indian property actually works

  • Prices in rupees, in lakhs and crores
  • Area units people actually use — sqft, sqyd, guntha, cent, ground, acre, hectare
  • Thirteen property types across residential, plot, agricultural, commercial and industrial
  • Verification checklists referencing RERA, khata and encumbrance certificates, with the correct state portal for the property's location
  • Forty-three cities, from Bengaluru and Mumbai to Coimbatore, Visakhapatnam and Nagpur
  • Compliant with India's Digital Personal Data Protection Act, 2023

Who built it

PropMetrics is built and run by Numan Fahad R, a final-year Bachelor of Computer Applications student at Kristu Jayanti University, Bengaluru. It is registered as a sole proprietorship under Udyam number UDYAM-KR-03-0751827.

It is one person. That means you get direct answers from whoever built the thing, changes happen quickly when something is wrong, and nobody pretends the operation is larger than it is. If you message the WhatsApp number, you are messaging me.

What is coming

  • White-label reports carrying your logo and contact details instead of ours
  • Shareable client links. Send a link rather than a file. Your client opens it on their phone, and you see when they read it and how often — so you know who is actually serious.
  • Locality-level pricing for Mumbai, Delhi, Hyderabad and Pune — the cities where the internal spread is widest
  • Ongoing work on the estimation model

These get built in the order agents ask for them. If something would make this genuinely more useful in your work, say so.

What PropMetrics is not

Not a broker. Not a listing portal. Not a licensed valuer or SEBI-registered advisor. Not a law firm. PropMetrics holds no properties, arranges no sales, and takes no commission from anyone. Reports are informational estimates that help you and your client research better — never advice on what to do. See the full Disclaimer.
