These Terms & Conditions ("Terms") govern your use of PropMetrics, a property analysis service operated from Bengaluru, Karnataka, India. By creating an account or using the service, you agree to these Terms. If you do not agree, please do not use PropMetrics.

1. Who We Are

PropMetrics is operated as a sole proprietorship registered under Udyam (MSME) registration number UDYAM-KR-03-0751827, based in Bengaluru, Karnataka, India.

2. What PropMetrics Does

PropMetrics generates estimated investment analysis for Indian residential and commercial properties. Given details you provide — location, price, area, property type — we produce:

• Estimated ROI, rental yield, and risk scores
• Estimated 5-year and 10-year value projections
• Nearby amenity information from third-party mapping data
• A verification checklist of documents to inspect before purchase
• An AI-written narrative summary, downloadable PDF reports, and side-by-side comparisons

3. What PropMetrics Is Not

This matters more than anything else in these Terms, so we state it plainly:

• We do not provide investment advice. Our outputs are informational estimates, not recommendations to buy, sell, or hold any property.
• We do not guarantee accuracy. Estimates are derived from city-level market data and the inputs you provide. Actual property values depend on factors we cannot observe.
• We do not verify legal status. We do not check titles, encumbrances, RERA registration, approvals, or ownership. Our verification checklist tells you what to check — it does not check it for you.
• We do not list properties or act as a broker. We have no properties for sale and earn no commission from any transaction.
• We do not inspect properties. We have never visited any property you analyse.

4. Your Account

To use PropMetrics you must create an account with a valid email address and password. You agree to:

• Provide accurate information when signing up
• Keep your password confidential and not share your account
• Notify us promptly at support@propmetrics.in if you suspect unauthorised access
• Be responsible for all activity under your account

You must be at least 18 years old to create an account.

5. Plans and Payment

Plan	Price	What it includes
Starter	₹999 per month	60 credits monthly — two credits per analysis or comparison, so 30 of either or any mix.
Pro	₹1,799 per month	120 credits monthly — 60 analyses or comparisons, or any mix.
Enterprise	₹4,999 per month	400 credits monthly — 200 analyses or comparisons — shared across up to 5 user accounts. Each person logs in separately and draws from the same allowance.
Credit top-ups	₹25 per credit, minimum 5	Additional credits for when your monthly allowance runs out. Top-up credits do not expire.

All prices are in Indian Rupees and inclusive of applicable taxes unless stated otherwise. Payments are processed through Razorpay; we do not store your card or bank details.

Every tier includes the same features — locality-level pricing, PDF reports, AI-written narrative in six Indian languages, risk and infrastructure data, negotiation talking points, CSV export and shareable client links. Only the monthly credit allowance differs.

Team accounts. On the Enterprise plan the subscriber may invite up to four additional users. All of them share one monthly credit allowance. The account owner manages billing, adds and removes users, and can see every report the team has generated. Reports and shared client links remain with the organisation if a user is removed.

Subscriptions renew monthly until cancelled and can be cancelled at any time from your profile. The monthly allowance resets each billing cycle and does not roll over. Credits purchased as top-ups do not expire and remain on your account until used; your monthly allowance is always consumed first.

Price changes. If we change our prices, the new rate applies to new subscribers only. Your rate stays as it was when you subscribed, for as long as your subscription remains active. If you cancel and later resubscribe, the rate then current applies. Changes never affect credits you have already purchased.

6. Acceptable Use

You agree not to:

• Use automated scripts, scrapers, or bots to access the service
• Attempt to bypass usage limits, rate limits, or payment requirements
• Resell, redistribute, or republish PropMetrics reports as your own product. You may share reports you generate with your own clients as part of your professional work.
• Reverse engineer, decompile, or attempt to extract our estimation models
• Use the service for any unlawful purpose or to mislead others
• Present our estimates as verified facts, professional valuations, or investment advice to third parties

We may suspend or terminate accounts that breach these rules.

7. Intellectual Property

The PropMetrics name, software, estimation methodology, report design, and website content belong to us. Reports you generate are yours to use for your own property decisions and to share with your clients. Nothing here transfers ownership of our underlying software or methodology.

Mapping and amenity data is sourced from third-party providers built on OpenStreetMap and remains subject to their respective licences.

8. Third-Party Services

PropMetrics relies on third-party services including Razorpay for payments, Anthropic's Claude API for narrative generation, Geoapify and Mappls for location and amenity data, and cloud hosting providers. Their availability and accuracy are outside our control.

9. Limitation of Liability

The service is provided "as is" without warranties of any kind. We do not warrant that the service will be uninterrupted, error-free, or that estimates will prove accurate.

10. Termination

You may delete your account at any time from your profile page, which permanently removes your data. We may suspend or terminate your account if you breach these Terms, with notice where reasonable.

Unused paid credits are not refunded on voluntary account deletion. See our Refund Policy for when refunds apply.

11. Changes to These Terms

We may update these Terms as the service develops or the law changes. Material changes will be notified by email or a notice on the site. Continued use after changes take effect means you accept the updated Terms.

12. Governing Law

These Terms are governed by the laws of India. Any dispute is subject to the exclusive jurisdiction of the courts of Bengaluru, Karnataka.
