PropMetrics provides informational estimates only. It is not investment advice, not a property valuation, and not a substitute for professional or legal counsel. You are solely responsible for your property decisions.
We put this page front and centre because a property purchase is often the largest financial decision of someone's life. You deserve to know exactly what our numbers are — and what they are not — before you rely on them.
1. We Are Not Licensed Advisors
PropMetrics is not a SEBI-registered investment advisor, not a registered valuer, not a RERA-registered agent or broker, and not a law firm. We hold no professional licence to advise on property, finance, or law in India.
Nothing in our reports constitutes a recommendation to buy, sell, hold, or finance any property.
2. What This Product Actually Is
PropMetrics exists to give you a quick overview picture of a property and its location before you invest your own time and money in it. That is the whole purpose. We take the details you enter, compare them against city-level data, and hand you back an organised view of what the numbers suggest.
Think of it as a starting point for your own research, not a conclusion.
About the BUY / HOLD / NOT NOW verdict
Our reports display a verdict of BUY, HOLD, or NOT NOW. This is a plain-language summary of what our computed scores indicate when read together — nothing more.
It is not us telling you to purchase or walk away from a property. We have never seen the property, never met the seller, and know nothing about your finances, your timeline, or your reasons for buying. A "BUY" label means the numbers we computed look supportive at the price you entered. It does not mean you should buy it.
The decision is yours alone, and it should be made after physical inspection, legal verification, and advice from qualified professionals.
Use it to get oriented, not to decide
PropMetrics is most useful for:
- Getting a rough sense of whether an asking price is in a sensible range for that city
- Comparing two or three options against the same yardstick
- Knowing which questions to ask and which documents to demand
- Understanding what amenities and infrastructure exist around a location
It is not a substitute for visiting the property, hiring a lawyer, or talking to people who know the area.
3. Our Numbers Are Estimates
Every figure PropMetrics produces — ROI score, rental yield, risk score, infrastructure rating, 5-year and 10-year projections — is a computed estimate. It is derived from:
- City-level market averages and published housing price data
- The property details you enter
- General assumptions about growth, rent, and risk for that city and property type
They are directional indicators, useful for comparing options and spotting obvious over- or under-pricing. They are not precise predictions, and should be treated as ranges rather than exact numbers.
4. What We Cannot See
Our estimate is built from data. It cannot account for things only a physical inspection or legal search would reveal:
- The actual condition, construction quality, or maintenance of the building
- Title defects, encumbrances, litigation, or disputed ownership
- Whether approvals, RERA registration, or occupancy certificates are genuine and current
- Seller motivation, negotiability, or hidden terms
- Micro-level factors: a noisy neighbour, a planned flyover, water supply problems, drainage in monsoon
- Sudden macroeconomic shifts, policy changes, or interest rate moves
- Whether the price you were quoted is the price anyone actually pays
Two properties with identical inputs can be worth very different amounts in reality. Our model cannot tell them apart.
5. Projections Are Not Promises
Our 5-year and 10-year projections apply an estimated growth rate to the price you entered. They assume conditions broadly continue. Property markets do not reliably behave this way — some Indian cities have seen prices stagnate or fall over multi-year periods. Treat every projection as a scenario, not a forecast.
6. Third-Party Data
Nearby amenity information comes from third-party mapping providers built on OpenStreetMap. This data is community-contributed and may be incomplete, outdated, or wrong. A hospital we list may have closed; one we miss may be next door.
Market and price-index data comes from published sources including the Reserve Bank of India's Housing Price Index. We do not independently audit these sources.
Always verify amenities and infrastructure on the ground before making a decision.
7. AI-Generated Content
On paid tiers, the narrative summary in your report is written by an AI language model based on the computed scores. We instruct it not to invent figures or cite sources, and it works only from the numbers our model produced.
AI systems can still produce confident-sounding text that is imprecise. The narrative is there to help you interpret the numbers, not to add information beyond them.
8. Verification Is Your Responsibility
Our verification checklist tells you which documents to inspect. It does not inspect them. Before committing to any property you should:
- Engage a property lawyer to examine the title chain and encumbrance certificate
- Verify RERA registration on your state's official RERA portal
- Confirm khata, occupancy certificate, and approved building plans with the local authority
- Physically visit the property, ideally more than once and at different times
- Speak to neighbours and existing residents
- Get an independent valuation if the amount is significant to you
9. No Guarantee of Outcome
We do not guarantee that acting on a PropMetrics report will produce a profit, avoid a loss, or lead to a good outcome. If our report suggests a property is a strong buy and it later loses value, or suggests caution on a property that later appreciates, that is an inherent limitation of estimation — not a defect in the product.
10. Limitation of Liability
To the maximum extent permitted by Indian law, PropMetrics accepts no liability for financial loss, missed opportunity, or any other damage arising from your use of or reliance on our reports. Full terms are set out in our Terms & Conditions.
11. If Something Looks Wrong
If a report contains an obvious error — a figure that makes no sense, a city clearly mismatched, a broken calculation — tell us at support@propmetrics.in. We will investigate and, where it is our fault, refund you under our Refund Policy.
